Practical Business model from MakeMyTrip or Goibibo or OYO for a Small property (Guest room, etc)

For small properties (like Guest room, etc), listing itself is generally free on MakeMyTrip/Goibibo and OYO. MakeMyTrip’s partner page says you can list for free and set your own prices, and OYO’s partner page also advertises free onboarding.

A practical budget for platform cost looks like this:

MakeMyTrip / Goibibo: public partner support confirms 18% GST on commission and 1% TCS on the effective sell price when they collect payment. They do not publicly show one standard commission % on the signup pages, but Indian hotel-industry guides commonly place the commercial range around 18%–22%. Treat that as a market range, not a guaranteed fixed rate.
Booking.com: Booking says commission is the percentage in your contract, and it can increase if you join visibility programs like Preferred Partner or similar boosts; India-focused market guides commonly put it around 15%–20%.
Airbnb: for normal home hosts, most pay 3% under the split-fee model, but traditional hospitality listings such as hotels and serviced apartments are usually on the single-fee model where most hosts pay 15.5% and typically 14%–16%.
Agoda / similar OTAs: free listing is common, while India market guides often place the range around 15%–18%. Exact rates vary by contract and promotion programs.
OYO: this is harder to compare 1:1 because OYO often works more like a franchise / managed / revenue-share partner than a plain OTA listing. Publicly, OYO emphasizes free onboarding and growth support, but the commercial split is usually more customized.

Recommendation for a few guest rooms: start with MakeMyTrip/Goibibo + Airbnb + Booking.com, and keep OYO as an optional second step. For a very small property, those first three usually give you more control over your name, pricing, and guest experience. This is especially relevant because MakeMyTrip explicitly supports smaller formats like homestays and similar property types, while OYO’s public commercial terms are less transparent.

A brief business plan:

1. Positioning
Open as a clean, safe budget guest house / homestay. Focus on one type of guest: business travelers, family travelers, medical visitors, or tourists. Do not try to serve everyone.

2. Pricing
Launch with a room rate about 5%–10% below similar nearby properties for the first 45–60 days to collect reviews. After 8–10 good reviews, raise prices gradually.

3. Channel mix: Try this mix:

40% bookings from MakeMyTrip/Goibibo
20% from Booking.com / Airbnb
20% from Google Maps, WhatsApp, direct calls
20% from repeat guests / walk-ins

This keeps you from becoming too dependent on one OTA.

4. Simple profit model: Use this formula:

Monthly room revenue = No. of rooms × ADR × occupancy × 30
Example with 4 rooms, ₹1,800 ADR, 55% occupancy:
4 × 1800 × 0.55 × 30 = ₹118,800 gross room revenue
If your average OTA cost is 20%, then:
₹118,800 × 0.80 = ₹95,040
If housekeeping, laundry, toiletries, and utilities cost about ₹300 per sold room night, then sold nights are:
4 × 30 × 0.55 = 66 nights
Variable cost:
66 × 300 = ₹19,800
So your rough contribution before rent, salaries, maintenance, and taxes is:
₹95,040 – ₹19,800 = ₹75,240

5. What you need before listing: Prepare:

ownership or lease proof
bank account details
PAN / GST if applicable
15–20 good photos
room details and amenities
check-in / check-out rules
cancellation policy

MakeMyTrip’s onboarding flow specifically asks for property details, room categories, photos, policies, ownership documents, bank details, and GST details where applicable.

6. First 90 days goal: Aim for:

Month 1: 25%–35% occupancy
Month 2: 35%–45%
Month 3: 45%–60%

The main goal in the first 3 months is reviews, not maximum price.

Best practical target:
For planning, assume 20%–25% total online distribution cost on OTA bookings in the early stage. That gives you a safer buffer for commission, GST on commission, and promotions.
